M&E Building Maintenance Engineer Required

We have a fantastic opportunity for a motivated and experienced M&E Maintenance and Small Works Engineer to join our dedicated Planned Preventative Maintenance team on our contracts for London Boroughs of Bexley & Bromley.

The role will have responsibility undertaking planned and reactive maintenance across the Boroughs of Bexley & Bromley ensuring that health and safety compliance is maintained at all times on sites and work locations. Your role will be to make sure the assets are maintained to a high standard and you will have the ability to respond to reactive repairs and carry out routine repairs.

Ensuring KPI's are met & jobs are completed within priority and on budget and managing quality control of engineers and sub-contractors.

Requirements

  • Mechanical - NVQ or City & Guilds Level 2&3
  • Gas Safe
  • A proven track record in commercial building maintenance
  • Able to work as part of a team or lone working
  • Multi-skilled
  • Good communication skills
  • Client facing and Presentable
  • Understanding of SFG20

Highly desirable

  • Any further qualifications (i.e. Electrical or Air Conditioning etc)
  • Experience working in a Commercial Office
  • Water treatment (L8)

The works will involve works on the following assets:

  • Pumps, Motors, Seals, Bearings
  • Emergency lighting
  • Air Conditioning - Air Handling Units / Fan Coil Unit (Filter changes, cleaning)
  • VAV Boxes
  • Chillers - Re-set
  • Water Treatment (Temperature check )
  • BMS System - Monitor (i.e. Hot & Colds)
  • General building fabric

Major Tasks

Perform planned preventative maintenance, statutory compliance tasks and reactive works investigations/repairs on, but not limited to, the Low Voltage electrical systems on site.

To undertake the routine PPM tasks in accordance with the SFG20 framework.

Be first point of call for any emergencies – such as; boiler failures etc.

Use provided test and monitoring equipment for the purpose of maintaining engineering system.

operational performance and to aid fault diagnostics and repair, interrogate and adjust systems to maintain correct operation of plant and equipment.

Interrogate and adjust systems to maintain correct operation of plant and equipment.

Carry out electrical, mechanical and system checks associated with maintaining a compliant environment in the relevant areas in accordance with current legislation.

Ensure that routine planned, and preventative maintenance is carried out to all building plant, equipment and systems to meet and exceed expectations, and agreed service level agreements according to contract scope.

Respond to Building Management System alarms, and effect emergency repairs as needed.

Scope remedial work jobs confirming labour, materials, and operational information to Contract Supervisor to quote to client.

Issue and ensure appropriate controls within the Permit to Work systems where applicable.

Ensure that Evaporative Cooling Systems and domestic water systems are maintained to comply with the requirements of the L8 standard.
