Multi-Skilled Maintenance Operative / Multi-Skilled Fabric Operative

B. & M. McHugh Ltd are looking for a reliable, hands-on Multi-Skilled Maintenance Operative / Multi-Skilled Fabric Operative to join our estates team.

You will be based on the King’s College London (KCL) contract and will also provide maintenance support across our other local contracts in the London central/south area including London Borough of Bexley, London South East Colleges (LSEC) and railway stations.

This is a practical, multi-trade role focused on building fabric, planned preventative maintenance (PPM) and reactive repairs delivered to a high standard and in line with HSQE requirements.

What You’ll Be Doing:

  • Delivering PPM and reactive maintenance across building fabric: roofs, façades, doors, windows, internal finishes and external elements.
  • Carrying out minor carpentry, plastering, basic roofing, glazing repairs, sealing and painting.
  • Inspecting fabric defects, diagnosing root causes and completing robust remedial and preventative works.
  • Updating the asset register and recording job details in the CAFM/digital job system with accurate completion evidence.
  • Working to risk assessments, method statements and site RAMS; complying with site-specific safety rules (including railway site requirements where applicable).
  • Coordinating access and liaising professionally with client contacts, other trades and site teams.
  • Maintaining tools, PPE and materials and reporting plant or materials needs.
  • Participating in HSQE activities: toolbox talks, site safety checks and reporting incidents/near misses.

What We’re Looking For:

  • Proven practical experience in building maintenance / fabric repairs or a similar FM multi-trade role.
  • Skilled in carpentry, plastering, basic roofing, glazing and general building repairs.
  • Comfortable diagnosing building fabric issues and delivering lasting repairs.
  • Able to follow technical instructions, read simple drawings and comply with RAMS.
  • Basic IT literacy — able to use CAFM or digital job-recording systems and complete electronic paperwork.
  • Strong health & safety awareness and commitment to PPE and site procedures.
  • Good communicator who works well within a team and with client representatives.
  • Willingness and ability to travel between contract sites across London central / south area.

Desirable (but not essential):

  • CSCS card or recognised construction/fabric operative accreditation.
  • NVQ Level 2 (or equivalent) in a building/trade discipline.
  • IPAF / MEWP, Working at Height, Asbestos awareness, or other safety tickets.
  • Experience working in higher education estates or multi-occupancy campus environments.
  • Full UK driving licence for travel between sites.
  • Prior experience updating CAFM systems and preparing simple reports.
